01 Before. After.

Every conversion starts with an empty roof void and a hatch. This is project 0473, a 6 week dormer in Earlsfield.

Unconverted Victorian loft attic, raw rafters, chimney stack, hatch and ladder.

Dormer

A flat-roof extension off the rear of the existing roofline. Most common option on Victorian terraces. Adds a double bedroom and bathroom. Typically 6 weeks.

Hip-to-gable

Replaces a sloped side roof with a vertical gable wall. Adds a meaningful amount of head height in semi-detached and end-of-terrace homes. Often paired with a rear dormer.

L-shape dormer

An L-shape rear extension wrapping around the rear closet wing. Suited to Victorian terraces with rear projections. Gets you two bedrooms and a bathroom in one go.

Mansard

A full reconstruction of the roof at 70 degrees, slate clad with lead flashings, three dormer windows. Maximum volume. The right choice for period properties in conservation areas.

03 The process. Ten steps.

From the first site visit to the snagging revisit at six months. Twelve to twenty weeks end to end, depending on type.

    Site visit

    Free, 45 minutes, on your roof, by Jamie or Anya. Measured up, walked through the options.

  2. 02

    Fixed price

    Within 5 working days of the site visit. One number, broken out by stage. No re-quoting later.

  3. 03

    Architect drawings

    By our in-house ARB-registered architect. Includes planning drawings and building regs structural set.

  4. 04

    Planning or PD

    We file. We chase. We deal with the planning officer. Most projects are permitted development, typical turn-around 8 weeks.

  5. 05

    Party wall

    We serve notices, agree awards, and pay for the adjoining surveyor where required. Included in the fixed price.

  6. 06

    Pre-start meeting

    A week before we lift the first tile. We agree access, parking, skip placement, working hours, dust protocol.

  7. 07

    Build

    One project manager, one lead carpenter, on site every day. Weekly written update with photographs.

  8. 08

    First fix

    Structure, insulation, electrics, plumbing first fix. Building control inspection at this stage.

  9. 09

    Second fix and finish

    Plastering, joinery, decoration, final fix electrics and plumbing. Final building control sign-off.

  10. 10

    Snagging at six months

    We come back. Anything that has moved, settled, or wants adjusting, we do. No charge, no quibble.
